Welcome to Pro Space Agency. These Terms of Service (“Terms”) govern your access to and use of our website, services, and marketplace platform. By using our site, creating an account, listing a space, or making a booking, you agree to these Terms.

  1. About Pro Space Agency

Pro Space Agency is an online marketplace that connects space owners (such as salons, gyms, studios, spas, and creative spaces) with professionals seeking flexible short-term rental spaces. We provide the platform to facilitate these connections, but we do not own, manage, or control any of the spaces listed.

  1. User Eligibility

You must be at least 18 years old to use Pro Space Agency. By registering or using the platform, you confirm that you have the legal authority to enter into binding agreements.

  1. Your Account

You are responsible for the accuracy and security of your account. All activity under your account is your responsibility. We reserve the right to suspend or terminate accounts that violate these Terms or are involved in misuse of the platform.

  1. Space Listings and Bookings

a) Space Owners: • You must only list spaces you own or are authorized to manage. • Listings must be accurate, up-to-date, and include pricing, photos, availability, and usage terms. • You are responsible for managing your availability and approving or declining booking requests. • You must honor confirmed bookings.

b) Guests / Renters: • You must treat the space with respect and follow all rules set by the host. • You are financially responsible for any damage caused during your booking. • You must cancel with at least 24 hours’ notice to be eligible for a refund. Cancellations made less than 24 hours before the booking start time are non-refundable.

  1. Payments and Fees • All payments are processed securely through Stripe. • Pro Space Agency may deduct a commission from each booking or charge a monthly membership fee to space owners (e.g. £14.99/month). • Hosts will receive payouts after successful bookings, minus any platform or Stripe fees. • Users must not attempt to bypass the platform to arrange off-site payments or bookings.

Cancellations and Refunds • Guests must cancel with at least 24 hours’ notice prior to the booking start time to receive a full refund. • Cancellations made less than 24 hours in advance are not eligible for refunds. • Space owners may define their own additional cancellation policies in their listings. • Pro Space Agency is not responsible for cancellations, no-shows, or disputes between users.

Membership for Space Owners • Listing and managing spaces on the platform may require an active monthly membership, currently £14.99/month. • Membership renews automatically unless cancelled before the next billing cycle. • Fees are non-refundable once the billing period has started. • Pro Space Agency reserves the right to change membership terms with prior notice.

  1. Limitation of Liability

Pro Space Agency acts solely as a marketplace. We are not responsible or liable for: • Damage, theft, loss, injury, or incidents that occur at a booked space • Misconduct, negligence, or rule violations by any user • Booking cancellations, overbookings, or denied access by space owners • Technical issues, payment failures, or disputes between users

Use of the platform is entirely at your own risk.

You may not use Pro Space Agency to: • List spaces you do not own or control • Book spaces for illegal or unsafe activities • Harass or defraud other users • Circumvent our booking system or fees

Violation of these terms may result in account suspension or removal.
